Check Lost and Found.
Garrison Dykes, Founder.

Testimony.

This Didn't Start With Real Estate.

Chapter 1. Before Found.

Garrison grew up without many of the family vacations, traditions, or sense of togetherness he saw other families experience. From an early age, he often felt that he was navigating life largely on his own. That experience taught him to work hard, persevere, and make the most of every opportunity in front of him.

At nineteen, he moved from South Georgia to Florida’s Emerald Coast, where he began working in the beach-service industry.

One day, Garrison noticed that another beach-chair company was short-handed. Although no one had asked for his help, and there was nothing in it for him, he stepped in anyway. He had always believed that when you have the ability to help, you should.

Someone noticed.

Chapter 2. Good People.

An accomplished businessman observed Garrison serving customers and assisting a competing beach-chair company simply because he saw a need and was willing to meet it.

The businessman later told him:

“We like working with good people. We invest in people, not businesses.”

Less than a week later, Garrison received a ticket to Texas to meet with a group of financial executives. By the end of that meeting, they had entrusted the nineteen-year-old beach-service attendant with $100,000 to build a company of his own.

Garrison will tell you, however, that there was another investor in that business.

Each morning, he knelt in prayer and asked Jesus Christ to guide the company and make it successful.

Chapter 3. The Harvest.

For the next year, Garrison routinely woke around 3:00 a.m. and worked until nearly midnight. He set chairs before sunrise, managed water-sports operations and bonfires, and handled whatever else the business required.

The schedule was demanding, but he recalls having an unusual sense of energy and purpose throughout that season. Despite the long hours and limited sleep, he remained healthy and continued moving forward.

Garrison viewed that strength as evidence that God was sustaining him.

Within its first year, the company expanded through more than $12 million in acquisitions.

What began with a simple decision to help someone had become the beginning of something far greater.

Chapter 4. A Thread He Couldn't See Yet.

After the company was acquired, Garrison transitioned into property management. Over the next four years, he helped create exceptional experiences for families visiting Florida’s Emerald Coast.

That work became deeply personal.

Garrison was helping families create the vacations, traditions, and memories he had once wished for himself. Through the business, he also had the opportunity to partner with Make-A-Wish, reinforcing a conviction that had been developing throughout his journey: success carries greater meaning when it can be used to serve others.

Those years also allowed him to build relationships with private-equity firms, investment bankers, developers, builders, and property owners. In time, those relationships would become an important foundation for the next stage of his career.

Eventually, Garrison transitioned fully into real estate.

Chapter 5. Then Came Found.

The transactions became larger, and the relationships became more significant. In 2026 alone, Garrison has represented more than $100 million in closed and pending real estate volume.

But over time, he realized that the numbers were never the central story.

The story was the young man who chose to help when no one was asking him to.

The businessman who chose to invest in a person rather than simply in a business.

The nineteen-year-old who began each morning in prayer, asking God to bless what he was building.

The families who were creating the memories he had once longed for.

And the belief that what we are given matters most in how we choose to use it.

That belief became Found.

Found is a brokerage built on excellence, personal responsibility, and lasting relationships. It exists to represent clients with exceptional care, pursue the highest standards in the profession, and use its success to make a meaningful difference in the lives of others and in the places it serves.

Today, the mission is simple:

Leave people and places better than we found them.

This story began long before real estate. It began with the decision to work hard, help others, remain grounded in faith, and use every opportunity as a chance to create something meaningful. That foundation continues to guide Found today.

“Let us not become weary in doing good, for at the proper time we will reap a harvest if we do not give up.”
Galatians 6:9
